Planning Applications and Design

A planning application can often be considered a difficult maze to navigate but it needn’t be.

At Consilio, we recognise that achieving planning permission is more than just being policy compliant, it is about understanding our client’s desires and applying them to reach a favourable outcome.  Our team benefits from extensive experience in Local Planning Authorities to architectural practices and property developers.

Stage One

During our initial strategic brief with you, the client, we discuss the aims of the project as well as key considerations and constraints of the site.

Once you are happy with the initial ideas and wish to continue working with Consilio to progress with your project, we prepare a planning and design set of plans.

Stage Two

This stage is where our strategic brief and site visit starts to materialise into 2D drawings. During this period our design team prepare and draft planning application drawings to submit to your local Council in line with their local policies.

If supporting information is required to accompany the application such as tree reports, flood risk reports or Highways surveys these are carried out in parallel to the planning drawings.

We have established a number of professional relationships with numerous consultants of the highest standard. As the lead consultant we coordinate and amalgamate the essential information into the design from the outset.

Stage Three

Upon agreement of the plans with you, the submission is then made by Consilio on your behalf to the Council.

Typically a planning application takes 8 weeks for the Council to determine, whereas larger schemes take 13 weeks.

During the course of the planning application we engage with the planning officer to ensure we work towards a favourable outcome for our clients.
